Getting Approved?

Some apartments require a co-signer before they'll approve your lease. That's where we come in. We verify your information and put our name on the lease alongside yours, so the last hurdle between you and your new home disappears.

What Happens After You’re Verified

Once you pay the verification fee, we start the verification process. From there, Texas Best is added to your lease documents — giving your property manager the financial security they need to approve your application.

We handle the coordination with your property manager directly, ensuring a smooth process from verification through lease signing. Our team stays with you every step of the way.

How it works: The $99 verification fee starts the process. The service fee — a minimum of $1,500 or up to one month’s rent — is paid 48 hours before your scheduled lease signing.

Verification Service Questions Answered

When do I pay the verification fee?

The verification fee is paid to start the process. The service fee of a minimum of $1,500 or up to one month’s rent is paid 48 hours before the scheduled lease signing.

Can I rent an apartment in Texas with bad credit if I have a co-signer?

In most cases, yes. A co-signer provides the financial backing that property managers need to approve your application. Many Texas apartment communities will approve applicants with low credit scores, broken leases, or limited rental history when a qualified co-signer is on the lease. The key is having a co-signer the property trusts — and as a company that provides this service professionally, Texas Best is set up to meet that standard.

How does the apartment co-signing process work?

You pay the $99 verification fee to start. We verify your information, then coordinate directly with your property manager. Once everything checks out, Texas Best is added to your lease documents. The service fee — a minimum of $1,500 or up to one month’s rent — is paid 48 hours before your lease signing. You’ll know the exact amount before you commit to anything.

What’s the difference between a co-signer and a guarantor?

A co-signer signs the lease and shares full legal responsibility with the tenant from day one. A guarantor typically only becomes liable if the tenant defaults on payment. Texas Best acts as a co-signer — we’re named on the lease, fully accountable, and your property manager can contact us directly at any time throughout the lease term.

Do all Texas apartments accept a co-signer?

Not all, but many do. There is no law requiring landlords to accept co-signers, so acceptance varies by property. Our team works with apartment communities across Texas and knows which properties accept co-signers and what their specific requirements are. If a property doesn’t accept co-signers, we can help you identify one that does.

How long does a co-signer stay on my lease?

Texas Best remains on the lease for the full term of the agreement — typically 12 months. When your lease comes up for renewal, you may be able to qualify on your own if your credit and rental history have improved during that time. We’re also available to co-sign a renewal if needed.

What cities in Texas does Texas Best cover?

We serve the entire state of Texas, including Dallas, Fort Worth, Houston, San Antonio, Austin, and surrounding areas. Our team works with property managers statewide and can co-sign leases no matter where in Texas you’re looking to live.
