1. Non-Refundable Application & Administrative Fee

All applicants must submit a $99.00 non-refundable fee to begin the co-signing application process. This fee includes:

• Employment & income verification
• Customized “second chance” apartment listings tailored to your needs
• Administrative processing and eligibility assessment

This fee does not guarantee approval and is non-refundable regardless of the final outcome of your application.

2. Eligibility Criteria

Applicants must meet the following minimum requirements to qualify for co-sign services:

• Verifiable monthly income of at least 2.5x the monthly rent via pay stubs or 3 months of bank deposits if self-employed or gig worker
• Minimum credit score of 470
• No more than two rental issues in the past 36 months
• Ability to move within 60 days
• Availability of funds equal to 2 months’ rent plus deposits and applicable apartment fees
• No criminal record outside of drug-related or DUI offenses

TACC reserves the right to deny service if you do not meet these criteria.

3. Consent to Verification

By submitting your application, you authorize TACC and its third-party partners to:

• Contact your current or previous employers to verify employment
• Access financial data to verify income and banking history
• Review publicly available credit and rental background data to determine eligibility

This information is collected solely for eligibility screening and will not be shared or sold to external parties for unrelated purposes.

4. Marketing & Transactional Communication Consent

By applying to our services, you agree to receive email and/or SMS communications from TACC regarding:

• Application status updates
• Appointment and follow-up reminders
• Customized property listings
• Offers, service notifications, and account-related updates

5. Limitation of Liability

TACC provides a facilitation service only. We are not responsible for final decisions made by property managers, nor do we guarantee housing placements. TACC is not liable for losses or damages arising from the use or inability to secure housing through our platform.

6. Data Use & Privacy

Your data is collected in compliance with industry standards and privacy regulations. For full details, refer to our Privacy Policy page. We do not sell personal information to third parties.

7. Changes to Terms

TACC reserves the right to modify these terms at any time. Continued use of our website and services after changes indicates acceptance of the updated terms.
